Acquire or renovate
Fix-and-flip and renovation financing for a defined business-purpose plan.
Review fix-and-flip financingFor real estate investors, builders and developers seeking business-purpose financing.
Sponsor Network matches fix-and-flip, renovation, bridge, ground-up construction and DSCR transactions with private and commercial real estate lenders.
When lender fit alone is not enough, qualified transactions may also receive GC-backed qualification, documented sponsor and exit experience, key-principal or selective guarantor support, or optional GC services.
The property, budget, values and exit must still work. We diagnose the smallest intervention required rather than selling sponsorship when lender matching or GC experience already solves the issue.

A transaction may begin with fix-and-flip, ground-up, or bridge financing, then exit through a sale or an eligible business-purpose DSCR rental loan. Sponsor Network reviews the current need and intended exit before choosing a lender path.

Not every first-time operator needs a sponsor. Sometimes the right lender or a qualified GC solves the issue. Sponsor Network identifies what underwriting is actually missing.
See my likely capital pathFor an independently financeable borrower whose current capital source does not fit the property, geography, loan purpose, leverage request, experience, credit, liquidity, or exit.
Request a lender matchFor a first-time builder whose licensed and insured GC has the recent comparable project history accepted by the lender. Paid outside sponsorship may not be necessary.
Explore GC-backed qualificationFor a viable project where underwriting requires documented owner-level sales or refinance exits beyond the construction team's GC record.
Understand sponsor and exit experienceFor selected transactions where the lender requires ownership, financial-profile support, limited guaranty, or broader guarantor participation.
Request selective support reviewFor qualified projects in selected markets where the borrower needs an actual experienced GC under a separate construction contract, not merely a track record.
Review GC service requirementsTwo term sheets for the same project illustrate how sponsor strength and underwriting structure may affect leverage, equity, and immediate cash requirements.
Review the full comparisonEstimated cash moved from $426,996 to $212,968.
The stronger-qualification term sheet indicated the higher maximum LTC.
Total proceeds increased by $224,250.
Illustrative preliminary terms only. Sponsor Network is not claiming it alone caused every difference. Final leverage, pricing, and approval remain subject to lender underwriting.
When the borrower and project already qualify, Sponsor Network compares the property, geography, purpose, leverage, experience, credit, liquidity and exit against private-lender credit boxes. No paid sponsorship is added when lender fit solves the problem.
Explore Lender MatchSponsor Network separates recent GC completions from documented ownership and exit experience, then organizes the relevant licenses, project histories, closing records and refinance evidence for the lender's actual requirement.
Compare GC and owner-level experienceFor qualified transactions, Sponsor Network may provide sponsor and exit experience, key-principal or guarantor participation, or optional GC services. Each role is selective, separately documented and priced according to what underwriting actually requires.
Take the pathway assessmentPotential timing advantage: When Sponsor Network participates, documentation already maintained with participating lenders can potentially reduce the time to close by limiting repeated review of our experience and supporting records.
The strongest applicants have an identified property, defined capital request, supportable values, credible budget, clear exit and meaningful cash or equity.
Your own track record may already qualify the deal. The opportunity may be a better lender fit or, on selected transactions, a lender-recognized sponsor role that adds documented exits or financial support.
See the experienced-operator pathNo completed ground up projects, but a viable deal and either an experienced GC or a need for one.
A credible acquisition and rehab plan but limited documented sales or refinance exits.
Strong construction history but limited owned project exits at the sponsor level.
Ownership and rental history but limited recent ground up execution experience.
A viable project constrained by GC history, owner level exits, key principal strength or guarantor requirements.
Owner occupied mortgages, consumer credit repair, general funding requests with no identified property, unsupported values or people seeking only a name and signature without full disclosure.
The capital match, GC role and sponsor role are separated. Sponsor fees apply only when Sponsor Network experience, ownership, financial profile or guarantor participation is being used in underwriting.
General contracting has a separate construction contract. Lender or broker compensation remains separate from sponsor compensation.
Preferred payment: directly from closing proceeds or a lender-approved initial advance funded with closing. First-draw, staged, or deferred arrangements require written lender acceptance and may be priced differently.
Name, email, phone and location are enough to open a review. If you have a property, provide the exact address. If you do not, city and state are enough to begin.
Project economics, experience and documents remain available below, but they do not block the first submission.

GC experience proves that the construction team can complete the scope. Sponsor experience proves that an owner or principal has acquired, financed, completed and exited projects through sale or refinance. Some lenders accept GC experience for first time builders. Other lenders still require owner level exits.
No. Some lenders will recognize the recent track record of the licensed GC who will perform the work. Sponsor Network first determines whether lender matching or GC backed qualification solves the experience gap.
For selected projects and markets, general contracting services may be available through an appropriately licensed and insured construction entity. GC services require a separate construction agreement and are subject to capacity, scope and location.
No. Sponsor Network can remove an experience constraint that may limit leverage, but final terms also depend on credit, liquidity, appraisal, asset type, market, budget and lender policy.
The preferred structure is direct payment at closing or through a same day lender approved initial advance. First draw and deferred structures require written lender acknowledgment and can be priced higher.
Yes. Direct lenders, debt funds, banks, credit unions, private lenders, correspondent lenders and commercial finance brokers can submit their credit box through the dedicated lender page.
Not always. Hard-money lending is commonly considered one segment of private real estate lending. Some private lenders emphasize collateral value and execution speed, while others apply more detailed underwriting to the borrower, property, construction plan, experience, liquidity, and exit strategy. Sponsor Network evaluates the transaction before determining which type of lender may fit.
Some participating lenders may consider gap funding for selected business-purpose real estate transactions. It is not a standard product or a separate Sponsor Network pathway. Availability depends on the property, location, senior loan, capital stack, borrower profile, and complete economics. Sponsor Network must review the transaction before determining whether that option is appropriate.
Potentially. When Sponsor Network participates in an approved sponsor role, our organizational, experience, and supporting documentation is already maintained with participating lenders. This can limit repeated review of our qualifications. The borrower, property, appraisal, title, insurance, and transaction-specific conditions remain subject to the lender's normal underwriting process. Approval and closing timelines are not guaranteed.
