The right GC may solve the construction-experience requirement.

Some lenders will recognize the actual licensed and insured GC's recent comparable completions even when the borrower has not completed a ground-up project. That can be the lowest-cost path when owner-level exits or financial sponsorship are not separately required.

The GC must be real, current, and tied to the project.

GC-backed qualification is based on the construction company and people responsible for the work. It is not a rented resume or generic project list.

The lender still underwrites the borrower, property, budget, values, equity, and exit. A strong GC does not cure every other deficiency.

VERIFICATION METHODOLOGY

Confirm the construction entity, responsible principals, intended project role, and agreement with the developer.

Review current license information and applicable general liability, workers' compensation, and other requested coverage.

Organize project type, scope, size, location, completion date, budget, and the GC's actual role.

Completion evidence

Where available, support the list with permits, certificates of occupancy, progress photos, contracts, references, or public records.

Capacity and fit

Evaluate the proposed schedule, current workload, market, budget, and whether the GC can execute this specific project.

THE DISTINCTION

Construction experience is not ownership experience.

A lender can accept the GC's project history and still require the borrower or sponsor to show completed owned-project exits.

GC experience proves

The responsible construction team has recently completed work similar in scope and complexity.

Owner exits prove

An owner or principal has acquired, financed, completed, and repaid capital through sale or refinance.

Financial sponsorship addresses

Credit, liquidity, net worth, ownership, control, or guarantor requirements that experience alone does not satisfy.
